Let’s not kid ourselves. 


Development, Real Estate & Construction is the driver in #KSA transformation. 


Beyond #MegaProjects like #Neom#NewMurabba#hexagon and the developments like #AlUla and #redsea, a need is created for larger or smaller scale mixed use developments in the Kingdom.


Residentials, Mall or shopping centres, Entertainment and/or Experiential venues are all in the menu.


And it is a genuine and fundamental requirement for several reasons.


The thing is how does the management of such a development acts on this new (?) need.


The truth? They act slow. Without any solid plan ahead. Ambiguity rules and valuable time is consumed costing the investors not only money, but also reputation and willingness to go further.


Why? 


Because the end user is still unknown and unidentified. 


Because the heads of the management lack of “driving” consumer’s habits and/or diversifying enough the buildings itself to serve multi-purpose requirements, while making the development attractive enough to achieve high footfall rate.


It is a multi-level complex exercise to get in place a solid strategy with clear efficiency goals, a design team to understand and optimize the vision, a procurement team to safeguard the costs (direct, indirect and hidden), a commercial team that will ensure the ROI of the investment, and to have a proper multi-level operational team to work through and bridge these functions effectively.


#KSA remains a huge opportunity in this field.


Operations are still behind.
